Buying your first home or a rental property?

A little common ground

What needs to fit
into your week?

Martial arts is part of my week. You may have a gym, a daily commute or other regular stops to work around. Tell me where you spend your time and how you use your space at home. Those details help us compare locations and floor plans.

Bring your usual stops, must-haves and anything you’d like to change about your current place.

Before you choose a building

Look beyond the photos.
Check the daily details.

Before you choose a place to tour, look at how the unit, the costs and the building’s day-to-day operations would work for you.

01 / YOUR ROUTINE

Do the location and floor plan work for me?

Consider your usual routes and the space you need at home. Review the actual unit’s layout, light and storage.

  • Check your commute and other regular routes at the times you normally travel.
  • Ask to see the available unit. Notice the light and noise, and check the room dimensions against your furniture.
  • Look for space for your work setup and belongings, and ask whether separate storage is available.
02 / THE FULL COST

What would I pay beyond the advertised rent?

Request a written breakdown for the specific unit and lease term. Compare the total monthly payment and upfront costs, since quoted rents may include different things.

  • Which monthly charges are separate, such as parking, utilities, internet, pets or amenities?
  • Which application fees, deposits and move-in or building charges are due upfront?
  • If there’s a special, when does it apply and what will you owe each month?
03 / THE BUILDING

How does this building work day to day?

Ask the owner or leasing team about the application, lease and building rules. Confirm the answers for the unit you’re considering.

  • Who handles the application, lease and maintenance requests: the owner, a manager or a leasing team?
  • How do parking, guests, deliveries and building access work?
  • What move-in hours, elevator reservations and lease rules should you review before applying?

I also help first-time buyers and people buying long-term rental properties. We can talk through the purchase process and the questions to answer before choosing a home.

Buying your first home in Houston

If you’ve been saving listings and wondering where to start, we can go through the buying process together.

  • What space do you need, and when would you like to move?
  • What would you like a lender to explain about financing, closing costs and monthly payments?
  • Which features are must-haves, and where could you be flexible?

You don’t need every answer before reaching out.

Buying a long-term rental property in Houston

Tell me what you want to buy and how involved you plan to be as a landlord. We can look at the property details and identify the information you need to assess it.

  • What supports the rent estimate? For an occupied property, what do the lease and payment records show?
  • Have you accounted for taxes, insurance, repairs, vacancy, management and any association costs?
  • Are there property or association restrictions that affect your rental plans?

Send an address you’re considering. We can discuss the records to request and which assumptions still need to be checked.

Before we talk

Questions about
Houston high-rise rentals.

Do you help with renting or buying?

The main focus here is renting a high-rise condo or apartment in Houston. I also help first-time buyers and people buying long-term rental properties. Choose the option that fits your plans in the form above.

Can I send you a listing I found online?

Yes. Include the link or address and tell me what caught your eye. We can discuss how it fits your search and what to confirm with the owner or leasing team.

What do I need to qualify for a high-rise rental?

Ask the owner or leasing team for the property’s application criteria, required documents and fees before you apply. Requirements vary, and a budget or credit score alone does not confirm approval. Share the buildings you’re considering so we can work through the questions to ask.

I’m early in the process. Can we still talk?

Yes. Share your rough timing and what interests you about a high-rise rental. It’s fine if you’re still deciding on your budget, location or must-haves.

Will we discuss services and compensation first?

Yes. We’ll talk about your plans, the services involved and how compensation would work for your situation. I’ll explain any agreement you need to review before we move forward.
