Start With Your Own Timeline
There is no universal point in training when buying becomes the better choice. Start with how long you may stay in Houston, how much flexibility you need, and what each option costs in the same time period.
Build Comparable Scenarios
For a purchase scenario, include:
- Cash to close and reserves
- Principal, interest, taxes, insurance, and any association dues
- Inspection, repair, maintenance, and improvement costs
- Possible selling costs at the end of your expected hold period
- A range of possible resale outcomes, including no appreciation
For a rental scenario, include:
- Current quoted rent, deposits, fees, parking, and utilities
- The cost and disruption of a possible move
- The value you place on flexibility if your fellowship or attending location changes
Use current property, insurance, lease, and lender documents. Do not rely on a citywide average for a specific address.
Test More Than One Hold Period
Model a shorter stay, your most likely stay, and a longer stay. Purchase and sale costs can change the result, while repairs, rent changes, rates, and resale value remain uncertain. A scenario model is more useful than a single break-even promise.
Review Taxes With a Qualified Adviser
Tax treatment varies with the borrower and current law. Ask a qualified tax adviser how a potential purchase may apply to your circumstances rather than treating a deduction as guaranteed savings.
Decide What Flexibility Is Worth
Renting may fit when your next training or job location is uncertain. Buying may fit when the address, total monthly cost, cash requirements, maintenance responsibility, and range of exit outcomes work for you. Career stage alone does not decide it.
Compare the Written Math
If financing is part of the purchase scenario, request current written estimates from licensed lenders using the same price, down payment, property, and timing assumptions. Our physician mortgage comparison guide lists the terms to place side by side.
