The Houston home buying process runs in five steps: pre-approval with a Texas-experienced lender, neighborhood and price calibration, 3–6 home tours to refine your criteria, a well-structured offer, and 30–45 days under contract through closing. Houston market guidance

Houston isn't one market, it's several. The buyer experience in Cypress is different from Katy, which is different from Spring or Sugar Land. Inventory, price per square foot, school quality, commute reality, flood-zone considerations, and HOA structures all vary. New construction

Buying new construction in Houston has real upside, fresh systems, builder warranties, modern layouts, but it also has real traps: builder contracts that favor the builder, walk-through standards that vary, and incentive structures designed to lock you in. In most Houston-metro builder deals the builder pays the buyer agent; you will sign a buyer representation agreement before touring that specifies your agent's compensation.   • Do I really need 20% down to buy a home in Houston?

    No. Many first-time buyer programs require 3–5% down, and FHA loans go to 3.5% with more flexible credit requirements. VA loans (for eligible military) can be zero down. We connect you with two trusted local lenders to compare what you actually qualify for. The bigger question is usually total monthly payment, not down payment percentage.

  • What's the difference between pre-qualified and pre-approved?

    Pre-qualified means a lender did a quick conversation about your stated income and credit. Pre-approved means they pulled credit, verified income, and committed to a loan amount in writing. In a competitive Houston market, sellers want pre-approval, pre-qualification rarely wins. We make sure you're fully pre-approved before writing offers.

  • How much does it really cost to buy a home, beyond the price?

    Closing costs run 2–5% of the purchase price (lender fees, title, prorated taxes, prepaid insurance and escrow). On top of that: home inspection ($350–$500), optional appraisal review, and any post-close repairs you negotiate. We give you a full estimate before you write an offer, so the cash-to-close number is real.

  • Should I wait for prices to drop before buying?

    Timing the market rarely works for primary residences. Houston rates and prices move together, when rates drop, demand spikes and prices usually follow. The better question is: is the monthly payment affordable to you, in this neighborhood, for the life you're actually living? If yes, the market timing matters less than you think.

  • What if my offer gets rejected? Will we be back to square one?

    Not at all. Most successful buyers write 1–3 offers before going under contract. We treat each offer as a learning iteration, what feedback did we get, what would we adjust, what does that tell us about the market right now. The pre-approval, the search criteria, and your agent relationship all carry forward.
