- Contract review. Texas contracts are in English (state law) — but every clause can be discussed in your language before signing. Option period, financing contingency, escrow, inspection deadlines.
- Lender coordination.Connecting you with lenders who handle gift letters, parental financing, and international documentation cleanly. CGP doesn't accept referral fees from lenders.
- Inspection + negotiation. Walked through line by line in your language, with cultural fluency on what to push back on vs. let go.
- Closing day. Title-company communication, wire instructions, and closing-table review handled in your language where allowed.

Yes. We often translate key contract clauses into Vietnamese on the call so older family members feel comfortable signing or advising — especially around the option period, financing contingency, and net-sheet math. The contract itself is in English (Texas requirement), but every clause can be discussed in Vietnamese.
